2700 University is a Finance & Commerce, award-winning, complex and innovative development. It can be described as urban redevelopment, TOD (transit-oriented development), sustainable, mixed-income and mixed-use.

Located at the Westgate Station of MetroTransit’s Greenline LRT in Saint Paul, the 248-unit luxury residential project includes 2,800 square feet of restaurant space, 232 underground parking stalls and 20% affordable units at 50% AMI. The owner is pursuing LEED Silver certification.

One of the first new multi-family projects to open on the Greenline LRT, Landform’s industry-leading team of civil engineers and landscape architects led the approvals coordination and site design process for this highly urban site, including streetscape, courtyard design, utility coordination, and stormwater management.

Landform coordinated entitlements approval and led the site design for a parcel redevelopment located on the border of Minneapolis & St. Paul in the newly reconstructed University Midway light-rail corridor.  Space constraints and moderate grade changes across the site called for unique use of outdoor space, circulation patterns and stormwater management design.

Challenges included existing drainage issues with neighboring properties and coordination of utilities from two municipalities.

As a result, residents of 2700 enjoy outdoor kitchens, a heated salt-water pool, sunning deck, outdoor fire pit and dog run.
