There’s something uniquely Minnesota about looking at a piece of land and seeing what it could become. That’s exactly what’s happening at Kohler Farms in Ham Lake, which our aerial operations team captured, where Landform partnered with NW, Custom Home Builders, Kjolhaug, and other local professionals to help transform nearly 200 acres into a 42-lot estate and executive residential community designed for modern rural living.

The existing site had sparse well and septic locations, sensitive wetlands, high groundwater, protected plant species, and was remarkably flat. Every challenge became another opportunity to roll up our sleeves and work together. The result is a neighborhood where privacy, mature trees, lakes, ponds, shorelines, and Minnesota’s natural beauty remain part of everyday life—not something built over.

What makes projects like Kohler Farms special isn’t simply moving dirt—it’s creating places where families will build homes for generations while protecting the landscapes that make Minnesota feel like home. Guided by our Low Impact Design (LID) philosophy, Landform works alongside developers, builders, municipalities, and property owners to find practical, sustainable solutions.

Before construction even began, nearly every lot had already been spoken for—a testament to both the vision for the community and the demand for thoughtfully planned rural living.
